Question: There was moisture up under my gable. There is a lot of water and mildew up there, and my insulation is wet too. It's not black mold, or blueish green, it's still white. My chimney was repaired, and when it rains I get water in my basement under the chimney.
Answer: First need to find out where the water is coming from. The hardest part is identifying where the problem is, it is harder than the cleanup. Sometimes in attics, the problem doesn't have anything to do with leaks, it's the cold air in the water vapor condensing. That's why there are gable vents, turbines, etc., to get the warm air out of the attic so it doesn't condense up there. The energy efficient water heaters and furnaces, the early ones, didn't have a side vent, and the exhaust wouldn't have enough draft to carry all the way up, and it would condense part of the way up the chimney.... To track down a leak, you need someone in the attic, and someone on the outside with a water house. Another area where you get a lot of moisture in a chimney is the crown, the concrete pad at the top.
